Why Now is the Ideal Time to Build in Canberra

The inflated demand from the HomeBuilder Scheme has ended.  

During COVID-19, the government introduced the HomeBuilder Scheme, which was the first contributing factor to the long wait times. The scheme greatly inflated demand for building services and demand grew much larger than anticipated, resulting in increased pressure on builders as well as huge completion wait times for building projects. The scheme ended in March of 2021, which means that building demand is back to standard levels and wait times are largely back to normal.  

Supply chain issues are resolved.  

Project timelines were greatly impacted by a decrease in available supplies throughout COVID-19. A huge spike in home building meant the demand for materials needed to build them also dramatically increased. Put simply—there weren’t enough materials available to cover the large number of homes being built. As a result, material costs went up, and project timelines blew out. The impact on the supply chain was felt by builders globally, further affecting the lead times for materials. Now, with time passing and the demand returning to normal levels, we now have strong and immediate access to the materials again, meaning there are less project interruptions. 

There are less labour shortage issues. 

The HomeBuilder Scheme had a delayed start with people unable to commence projects immediately, so many employees within the building industry were left jobless. By the time the scheme eventually picked up momentum, there were no longer as many builders available to complete the sudden influx of projects. During this time, Australia also closed its borders to international travel, meaning there were fewer international employees available. This all resulted in labour shortages within the building industry, particularly when the demand for building grew. 

As demand has returned to normal and international borders have been open again for some time, this issue has been somewhat alleviated. 

Now is an ideal time to build.
