PHASE 1: DESIGN
The design stage sets the foundation for everything that follows. The timeline for this phase depends largely on how quickly decisions are made and how long ACT Government approvals take. Unlike many other regions in Australia that operate under local councils, planning and building approvals in Canberra are managed at a territory level by the ACT Government within the ACT Planning and Land Authority.

Initial Meet and Greet
Every project begins with a conversation.
This first meeting is about understanding your lifestyle, aspirations and vision for your new home. You’ll discuss what works (and doesn’t) in your current home, review inspiration images, and explore what you’re hoping to achieve.
Transparency is key from day one. The more openly you share your ideas, questions and concerns, the more effectively the team can shape a building solution that aligns with your goals.
Inspect and Review Site
If you already have a block, Blackett will conduct an obligation-free site inspection to identify key considerations.
If you’re still searching, guidance can be provided to help you choose wisely. Orientation, slope, mature trees, solar envelopes and building setbacks can all significantly influence design possibilities and overall cost. Custom Concept Design Brief
This is where your ideas begin taking shape.
Together, you’ll refine your must-haves, wish list items and overall budget. Whether it’s maximising natural light, achieving energy efficiency, or designing a private retreat, this stage is the most cost-effective time to make thoughtful decisions.
Based on your brief, a specialist building designer or architect is introduced to develop a concept that balances design ambition with build-ability, cost efficiency and approval requirements.
Where required, external consultants such as surveyors or tree specialists are coordinated to ensure there are no surprises later.
Presentation and Concept Review
Within approximately three weeks, your custom concept design — including site plan, floor plan and elevations — is presented.
You’ll review the design and request refinements to ensure it’s exactly right. Once approved, attention turns to preparing your detailed Home Estimate.
ESTIMATE + REVIEW
Home Estimate
Within three to four weeks, you’ll receive a fully itemised estimate outlining where every dollar is allocated.
This detailed review ensures clarity and alignment before moving forward. Adjustments can be made if required, depending on the scope and complexity of the project.
SELECTIONS + PRE-BUILD REVIEW
Pre-Build Finishes and Selections
After signing contracts, you’ll work closely with professional design consultants to finalise:
External finishes
Internal joinery
Colour schemes
Flooring, tiles and tapware
Fixtures and fittings
Depending on your project scope, this may range from standard internal selections to a fully detailed interior design process.
Pre-Build Meeting
Before construction begins, you’ll meet your assigned Project Manager.
During this meeting, final designs and selections are reviewed, any last adjustments are confirmed, and “For Construction” documentation is finalised. From this point forward, your Project Manager will guide you through the entire build process.
PHASE 2: CONSTRUCTION
Once approvals are secured and documentation is complete, construction begins.
As a general guide:
Single-storey homes typically take around 8–10 months
Two-storey homes generally take 10–14 months
BUILD + INSPECT
Construction is where your vision becomes reality.
From foundations through to final finishes, your home is carefully managed and inspected at each stage. Site meetings are held at key milestones, including pre-sheet inspections before internal linings are installed.
Blackett works closely with ACT Planning and Land Authority requirements and private certifiers to ensure compliance from the outset, minimising delays and streamlining approvals.
PRE-HANDOVER INSPECTION
Once construction is complete, you’ll attend a Pre-Handover inspection to review your finished home.
Following this, final inspections, commissioning and quality checks are completed before formal handover.
MOVE IN + ENJOY
Handover day is an exciting milestone! The keys are yours and your home is ready to enjoy.
After moving in, you’ll have the reassurance of a 90-day Maintenance Liability Period. During this time, any minor defects can be compiled into a single list, inspected and rectified.
Beyond that, Blackett remains only a phone call or email away. Appliance warranties and product guarantees are supported, providing long-term peace of mind.
